Guardsman Duct Sealing & Repair: The Pearland Owner’s Guide

We stock and install Guardsman-compatible duct sealing components and repair assemblies for Pearland homes, with most completed jobs running $340-$780 depending on system reach and access difficulty. Same-day service is available when the part is on our truck, which it usually is for the common Guardsman series. Most Pearland homeowners first notice the problem when a room stops heating or cooling evenly, or when their HVAC starts running longer cycles to hit the same temperature.

Which Guardsman Models This Applies To

Guardsman duct sealing and repair parts span several product generations, and the compatibility picture is not as clean as the box suggests. The current lineup uses two distinct sealing geometries: the GS-Series (GS-100 through GS-400, manufactured 2016-present) with the wider 2.75-inch mastic channel, and the earlier ProSeal line (2010-2015) with the narrower 2.25-inch profile. The mounting hole spacing differs by exactly 0.5 inches, which is enough to make a GS-Series gasket seat poorly on a ProSeal flange and leak within a season.

To identify what you have, check the foil label on the plenum side of the assembly. GS-Series units print the model number in plain text; ProSeal units use a stamped code starting with “PS-“. If the label is gone, measure the channel width with a tape measure before ordering anything. We carry both OEM Guardsman gaskets and the Abatement Technologies aftermarket equivalent, which matches the GS-Series spec at a lower unit cost and carries the same temperature rating to 200°F. For ProSeal units, we recommend OEM only - the aftermarket options we have tested do not hold their shape through a Pearland summer attic cycle.

Signs Your Guardsman Duct Sealing & Repair Is Failing

Signs Your Guardsman Duct Sealing & Repair Is Failing
  • Uneven room temperatures. The sealing gasket has compressed or cracked, allowing conditioned air to escape into the attic or wall cavity before it reaches the register. The room farthest from the air handler usually shows it first because that run has the least pressure to spare.
  • Longer HVAC run times. Your thermostat still hits the setpoint, but the system runs 20-40% longer to get there. The camera often shows a 3-inch debris build-up at the first elbow, but the real loss is the unsealed joint bleeding air upstream.
  • Dust streaks near ceiling registers. When the seal fails at the plenum connection, attic air gets pulled into the return side during negative-pressure extraction - that’s the suction phase of your system’s cycle. The dust collects where the pressure differential is highest.
  • Musty or chemical odors when the system kicks on. A failed seal in a Pearland attic lets humid Gulf air mingle with insulation fibers and, in older Silverlake builds, the degraded backing of flexible duct that should have been replaced years ago.
  • Visible gaps or shiny tape residue at joint seams. Previous owners may have tried to patch a failing seal with foil tape, which is a temporary fix at best. The adhesive breaks down at 150°F, and Pearland attics see that by 10 a.m. in July.

Replacement Cost & What’s Included

For a typical Pearland single-system home, Guardsman duct sealing and repair runs $340-$780 installed. The low end covers a straightforward gasket replacement on a GS-Series unit with good access through a standard attic hatch. The high end reflects multi-story homes in Shadow Creek Ranch or older builds near Silverlake where the duct run passes through a finished soffit or requires temporary register removal to reach the joint.

Component Price Range
GS-Series OEM gasket assembly $85-$140
ProSeal OEM gasket assembly $110-$175
Abatement Technologies aftermarket (GS-Series only) $55-$90
Labor: standard access, single joint $180-$260
Labor: restricted access or multi-joint $280-$420

Every quote is written and delivered before work starts - Haven Standard Clause 1. The price includes the Documented Photo Record of every duct run, before and after, and the 365-Day Done Right Promise backed in writing. No per-vent pricing, no add-ons once the panel comes off.

DIY or Call Us?

There is nothing inherently dangerous about a duct sealing gasket - no high tension, no electrical live parts if the system is powered down at the breaker. What goes wrong is the diagnosis. A homeowner can safely check the visible label, measure the channel, and confirm whether tape residue is present. What they cannot do without the right equipment is verify whether the leak is at the gasket or a foot upstream at a cracked flexible duct elbow, which looks identical from the register end.

We have also found DIY gasket installs seated backward or torqued unevenly, which creates a new leak pattern that costs more to correct than the original job. If you are confident in the model match and the access is open, the work is manageable. If the duct run passes through a finished ceiling or the failure point is not obvious, the camera goes in first. Then we talk. Call (346) 253-1822 and we will put a written number next to whatever you have found.
